The better you maintain your water heater, the longer it will survive. However, there comes a point where you need to repair or replace the unit. If the water heater is older than 10 years, it might be time to considering replacing it.

Signs That Your Water Heater Needs To Be Replaced:

  • Rusty water - If you notice rust in your water supply, it might be an indication that your water heater pipes are eroding and rusting. This might preclude a leak or other damage.

Water Heater Permits

However, dealing with the city and applying for a permit doesn’t have to be the logistical nightmare you might think it would be. Because we are a recognized and licensed contractor, we have special access to directly obtain permits for these types of projects. In most cases, we can obtain the proper permits within as little as one to two business days. Getting a permit is only part of the battle as well. When you obtain a permit to install a new water heater, you must also request an inspection of your new system once the installation is complete in order for the permit to be complete. In order to pass inspection and adhere to all relevant codes, your new water heater must follow some stringent rules and requirements.

Here are just a few of these new installation requirements:

  • All new water heaters must be “seismic strapped,” or strapped to the wall in two places. You must have a strap in the top third of the water heater’s height and in the bottom third, and the bottom-third strap must be at least 18 inches above the water heater’s controls.
  • All new water heaters must be elevated at least 18 inches above the floor if they generate a glow, spark, or flame that’s capable of igniting flammable vapors. The base that this heater is installed on must be adequately bolted to the floor it stands on.
  • All water heaters must have a temperature and pressure release valve installed on them which is listed by a recognized listing agency. This valve must have a gravity drain, can’t be smaller than the relief valve outlet, and must be made of metal (galvanized steel or copper) or be a hardened plastic like CPVC.
